Shell and Core Office Fit-Out

This is the most basic format of an office fit-out. As the name implies, it's like the core or mainframe of the office space. A shell and core fit-out is typically the condition of a building after construction. It is worth noting that with this type of office fit-out, you will need to install a number of amenities, services or facilities after you rent out or buy the space. This will have significant cost implications.

Usually, shell and core office fit-outs come with only the communal areas fitted. These may include the lifts, walls, staircases, basements, reception areas and car parking spaces. You will, therefore, need to install things such as lighting, wall coverings, flooring and partitions.

Category A Office Fit-Out

This category of an office fit-out mostly covers the essentials needed for a functional office. Generally, this level of office fit-out will feature things such as toilets, electrical and plumbing systems, basic internal surface finishes, blinds, fire and smoke detection systems and HVAC systems (heating, ventilation and air conditioning). It's imperative to note that while most of these services and facilities are basic, the contractor may be willing (at some cost) to use your ideas in designing some of the features. Category B Office Fit-Out

This is the final level of office fit-outs, and it covers all the finishing touches you would want in your office. It usually entails features such as private office spaces, office furniture, conference rooms, meeting rooms, kitchen areas and IT infrastructure. Keep in mind that this is the most significant phase of your office fit-out. Therefore, careful planning is required to ensure that you have the ideal office space for both your customers and employees.
